THE FLORENCE RESIDENCES SHOWFLAT
If you simply like the District 19 area of Singapore, you could consider another new development called the Florence Residences. This is in the same district as Bartley Ridge, but slightly further away from the city centre, and not as near to an MRT station.
But there are other points of similarity too. Both projects are in predominantly residential neighbourhoods. In fact, like Bartley Ridge, the Florence Residences is also located next door to a private freehold low-rise landed housing estate, that is long established and has been around for decades.
In this case, the housing estate is Kovan Estate, that covers familiar names such as Lim Ah Pin Road, Simon Road and Simon Lane, Rosyth Road, Philips Avenue, and so on. Together with that we have the Kovan MRT station, Kovan Market and Food Centre, and Heartland Mall at Kovan. These amenities are about 11 to 12 minutes walk away. Not terribly convenient, but do-able.
The Florence Residences, which obviously takes its name from Florence Road that flanks it, and from which it is accessed, will be a mid-rise development around 14 storeys high. The site is quite a large land parcel, by local standards. In fact, at a plot ratio of 2.8, it can build up to a gross area of close to one million square feet of built up space. And that is excluding the additional 10% balcony space allowance.
That means we are looking at between 1,200 to 1,300 apartment units in the Florence Residences. These will range from one bedroom units, all the way up to 5 bedroom units. There could be some strata townhouses as well. Given that most projects use only about 30% of the land for the apartment tower footprints, there will be a lot of space for communal facilities too.
The Florence Residences showflat is still undergoing construction, and won’t be ready for some time yet. Neither are the floor plans ready, as they are still pending approval by the relevant authorities. Park Colonial . Launch near Bartley Ridge
Bartley Ridge has been sold out for some time. This project was well-received due to its location on the fringe of the new Bidadari Estate. If you missed the boat for Bartley Ridge, there is a new launch nearby called Park Colonial, that has proven as popular, and has achieved over 50% sales within one month of its launch on 5th July 2018. This was even in the challenging aftermath of the cooling measures that came into effect on 6th July.
Some Background to Park Colonial
With a design concept inspired by a colonial theme, Park Colonial is a 805-unit residential development with full condominium facilities. These extensive amenities, that range from a 10m high double-volume clubhouse, to a 50 metre long cantilevered lap pool, and a number of gardens, decks and pavilions, are spread across a generous over 210,000 sq ft site at Woodleigh Lane.
This 99-year leasehold project offers a relaxed colonial way of life in a neighbourhood that is known for its wide dining choices, recreational amenities, good schools, and exciting development plans at Bidadari across the road. In fact, across Woodleigh Lane itself, is the Stamford American International School.
One of Park Colonial’s key attractions is its position. It has Woodleigh MRT station on the North East Line (NEL) at its doorstep, across which is the future Woodleigh Mall that is expected to complete at the same time. The other advantage is that this side of Serangoon Road, where our project is located, is a mainly private residential area. Behind Park Colonial is Avon Park on its north, and to its north west is the old Woodleigh Park estate with its old colonial era houses, from which Park Colonial drew its inspiration.
Status as of 22 August 2018
Over 50%, around 450 out of the 805 units have been sold. But a good number of units ranging from 463 to 1,712 sq ft are still available for sale in the 2nd phase. The developer actually chose to close the showflat around a month after the launch, to keep enough units for sale in the 2nd phase. But that didn’t seem to deter some buyers from continuing to book units. The Next Launch :: Jui Residences
Now that Park Colonial is over 55% sold (as at 29 August 2018), and with Bartley Ridge fully sold, it is time to look at the next launch in the general vicinity dawning on the horizon – Jui Residences. This project, like Park Colonial, is on the other side of Bidadari estate from Bartley Ridge.
It is also on the same MRT line as Park Colonial, the purple North-East line. Except that while Park Colonial is next to Woodleigh MRT station, Jui Residences is further up, closer to town, and roughly 9 minutes or 650m walk from Potong Pasir MRT station. The actual site is located along Kallang River, at its corner with Serangoon Road near Boon Keng.
ABOUT JUI RESIDENCES
This project is being developed by Selangor Dredging Berhad (SDB), who won the bid for the site from the National Aerated Water Company (NAW). The old 2-storey NAW building on this site is a landmark that has been gazetted a conservation building, to be incorporated into the new Jui condo as part of the development.
This makes the development special in having the heritage of the NAW building, bringing it to life through adaptive re-use. The NAW building was where soft drinks like Sinalco, Kickapoo Joy Juice, and RC Cola were bottled in the early days of Singapore’s independence, and is part and parcel of our heritage. It will house a restaurant and a shop on its ground floor that will be accessible by the public, with office space at its 2nd level.
Behind the NAW building, and connected to it, will be a new 18 storey tower, housing the 117 residential apartments of Jui Residences. The whole site is on freehold land, which is highly valued especially among some segments of buyers. Some Singaporeans in fact, won’t buy anything but freehold property.
This project is hence a unique mixed development, with a park connector that runs the length of Kallang River right in front of it, and joining the Bishan-Ang Mo Kio Park to Gardens By The Bay. It promises to be a vibrant communal space, enabling Jui condo residents to enjoy a waterfront lifestyle where outdoor activities and healthy lifestyles are easily accessed.
The architecture of Jui Residence is modern minimalist, envisioned and crafted by the award-winning CarverHaggard of London. Bartley Ridge Condo Launch
Bartley Ridge condo was launched for sale on 22 March 2013. It sold pretty well – 200+ units on the launch day itself, before adding another 100+ to its sales tally within a week, making a total of over 300+ units by 28 March 2013.
Given its location (city-fringe, next to Circle Line MRT station), functional layout, quality finishes, and moderate pricing strategy, we expect Bartley Ridge condo to continue to see a steady stream of sales.

PARKWOOD COLLECTION SHOWFLAT
The Parkwood Collection is a new cluster house development in the Hougang neighbourhood, not too far from Bartley Ridge. It will comprise 53 three-storey strata houses and is targeting to launch for sale in the 2nd half of 2018, or early 2019. The developer is Fantasia Investment Holdings, in a joint venture with a couple of entities.
The biggest attraction about the Parkwood Collection is that it offers a brand new housing estate (where your neighbours are equally new) in the established private residential Realty Park estate that is within walking distance of an MRT station. Most landed houses tend to be far inside sprawling estates, that while affording privacy and peacefulness, has the drawback of inconvenience where amenities are concerned.
Not so in the case of the Parkwood Collection homes. Here you are within 10 minutes walk from Hougang MRT station at Hougang Town Centre, which comes complete with a shopping centre, two supermarkets, a public library, shops, fast food outlets, cafes and food court, and a couple of banks. This makes it an even more convenient location than for Bartley Ridge, which does not have any shopping facilities within easy walking distance.
The Parkwood Collection floor plans show that each unit will be 3 storeys high, with a basement and attic. They will come with home lifts to accommodate elderly residents to encourage multi-generational living, and 2 car spaces each at the basement level.
So far there has been no news about the Parkwood Collection showflat opening date. The floor plans are still pending final approval as well, so they cannot be released for public circulation yet.
